We have decided to retire and are now ready to offer this amazing lifestyle to you to make your exciting change! This package we are sharing is to provide you with some initial information about the property and business. We are pleased that you are interested and will help you with any questions you have. We are an organized, well run and profitable resort sitting on just over 8 acres of land on the shores of Sheridan Lake. We have increased our accommodation revenue over 100% since we took over in 2018. This year we are currently we are seeing a good increase over last year. There are opportunities to be busier, but we chose to keep it where we are at because we are as busy as we want to be. We have included a list of ideas that will immediately and over time increase revenue if that is your goal. We manage to fund all maintenance, repairs and improvements on our own while still allowing ourselves an income. We also enjoy a nice holiday every winter. We have a staff of 9 plus the two of us. Most of our staff return every year, so are experienced with the running of the resort. We typically have 2 yard/maintenance staff, 4 cleaners for cabins and washrooms and staff that assist in the store/office. Many of our guests return every year, some have been coming for 30 – 40 years. We have a mix of both long term and short-term guests. We host serious anglers, recreational anglers, families vacationing, European Tourists as well as the annual Fishing Highway 24 Ice Fishing Derby and the Annual International Navy Divers Ice Dive Exercise. Our guests book their following years’ stay during the current year to be sure they get their chosen Cabin or site. Sheridan Lake Resort on BC’s famous Fishing Highway 24 with picture perfect scenery and trophy Rainbow Trout fishing could be what you call “the office”! You can be your own boss of this well known and successful resort while enjoying a laid-back, outdoor lifestyle. Sheridan Lake Resort is an 8-acre property with 19 Cabins, 84 RV sites and a 36-slip marina. Only 5.5 hours from Vancouver, 2 hours from Kamloops or 30 min from 100 Mile House, the resort is a yearly draw for repeat guests, visitors and tourists from all parts of Canada, USA and abroad for over 70 years. Located in the heart of British Columbia’s picturesque Cariboo Country, Sheridan Lake Resort is located just off scenic paved Highway 24 that traverses the Interlakes area between Lone Butte to the West and Little Fort to the East. Travelling through aspen forests past dozens of productive lakes, the region surrounded by 5000 lakes is renowned among anglers for its trout fishing and its vacation and recreational opportunities. Sheridan Lake is one of the largest in the area at 1,659 hectares (4,098 acres) and is spring fed with miles of shoreline and shoals. It is stocked with 300,000 fry annually, many reaching trophy size. This first-class resort has 19 cabins all with full kitchens and running water, 14 with bathrooms, 5 without and includes a newly renovated 4 bedroom, fully accessible bunk house. The 84 RV sites have 30A power and water and the 36-slip marina is situated in a protected bay and has a large breakwater. In recent years the resort has undergone significant renovation and capital improvements. See page 4 for a summarized list of improvement. Significant grading, RV site expansion and leveling has been completed around the property as well as significant landscaping improvements including new trees, shrubs and gardens, a walking trail, a new fence around the entire property and an off-leash dog park. Other improvements include a website, reservation software to manage bookings and allow guests to book on their own, phone system, security cameras and free guest WIFI – a must have these days. The 1600 sq ft newly renovated owners/managers home has a stunning southern view of Sheridan Lake and surrounding forest. It offers 2 bedrooms, 2 bathrooms, a bright, beautiful kitchen with new appliances, office space, laundry room with new appliances, 2 decks, hot tub, attic and basement storage. The basement (lower level) also serves as the fully renovated Resort office and store. The store has expanded its retail items and proves to be profitable.
